On July 31st, news of Beihaojia, a subsidiary of Beike, acquiring land flooded the real estate industry.
On July 30th, Xi'an conducted land transfer, and two commercial and residential properties listed in Weiyang District were acquired by Beike. This is also Beike's first successful land acquisition in the land auction market. These two plots of land are equivalent to land prices of 7.2 million yuan/mu and 10.3219 million yuan/mu, with floor prices of 7200 yuan/square meter and 5530 yuan/square meter. The cost of acquiring two plots of land is 133.8 million yuan.
In response to this, Beike responded to a reporter from China Securities Journal and CSI Taurus, stating that Beihaojia's positioning is not traditional real estate development, but a data-driven residential development service platform, mainly providing comprehensive solutions in a "1+2" model for partners such as homeowners and developers. Among them, the product solution represented by "1" is the core, specifically based on the C2M concept, using big data analysis and AI algorithms to deeply insight and mine customer needs, forming a complete product solution including product positioning, preliminary product design, and deep production design; '2' refers to flexible and diverse financial services, as well as efficient marketing services that integrate online and offline.
At present, Beihaojia is in the early exploration stage, focusing on cooperation opportunities in major first and second tier cities in China. The "Wei 27th Street" project in Xi'an is a multi-party cooperation project of Beihaojia under the "1+2" model. According to the needs of the partners, Beihaojia provided a C2M product positioning solution based on big data support, as well as funding and marketing services, and is not an independently developed project. The specific development, construction, management, and operation of this project shall be subject to the relevant information of the cooperating party.
Before this land acquisition, Beike had already participated in multiple rounds of soil auctions. In March of this year, Beihaojia appeared in Beijing's land auction; On June 25th, Beihaojia participated in the land auction in Guangzhou. I failed to acquire the land twice.
At that time, Beike responded that Beihao Home was in the stage of business exploration, focusing on suitable project opportunities and cooperation opportunities in mainstream first and second tier cities.
