On July 30th, two plots of 14.475 acres of commercial and residential land were listed for sale in Weiyang District, Xi'an City. They are located east of Yongxing Road and on the north and south sides of Wei 27th Street, with a total transaction price of 133.8 million yuan. Both plots were acquired by Xi'an Jiajiazhihe Real Estate Co., Ltd.
Tianyancha shows that Xi'an Jiajiazhihe Real Estate Co., Ltd. is wholly owned by Beihaojia (Xi'an) Real Estate Development Co., Ltd., which was established in December last year. The latter is affiliated with Beihaojia Real Estate, a residential development service platform established by Beike Group in July last year.
On the evening of that day, Beike stated in an interview with the Daily Economic News that Beihao Home is currently in the early exploration stage and is focusing on cooperation opportunities in first and second tier cities. The "Wei 27th Street" project in Xi'an is a multi-party cooperation project of Beihaojia under the "1+2" model (i.e. product solutions, funding services, and marketing services). According to the needs of the partners, Beihaojia provides C2M product positioning solutions based on big data support, as well as funding and marketing services, and is not an independently developed project.
This is a new cooperative development project landing, not an independent development project. "According to Beike, Beihaojia's positioning is not traditional real estate development, but a data-driven residential development service platform, mainly providing comprehensive solutions in a" 1+2 "model for partners such as homeowners and developers.
The net land area of the two plots mentioned above is 5 acres and 9.475 acres respectively, with plot ratios not exceeding 1.5 and 2.8, and floor prices of 7200 yuan/square meter and 5530 yuan/square meter, respectively. The land transfer agreement clearly states that joint bidding is not accepted.
Both plots are located in the core area of the North Second Ring Road in Xi'an, adjacent to the Daming Palace National Heritage Park and less than 5 kilometers away from Xi'an Railway Station. The surrounding areas of the project are mostly residential areas with relatively complete commercial facilities. Although the plot size is not large, it is a zero breakthrough in Beike's residential development service business.
In March of this year, Beihaojia made its first appearance in the land market and registered to participate in the bidding for the Shunyi District Airport plot in Beijing, but was unable to successfully acquire the land; In June, Beihaojia participated in the bidding for a plot of land on Hedong Road in Liwan, Guangzhou, but the project was ultimately won by Poly Developments for a total price of 699 million yuan.
It is reported that the "Wei 27th Street" project in Xi'an will be jointly developed by Beihaojia and Greenland Management, with Greentown Management responsible for project construction and brand power output, and Beihaojia providing data-driven support.
However, Beike did not respond to this and only told reporters that the specific development, construction, management, and operation of the project are subject to relevant information from the cooperating party.
